Ocean Pines, MD

You can’t talk about coastal communities in Maryland without mentioning Ocean Pines. One of the largest communities in the area, Ocean Pines has so much to offer, with a wide range of homes including condos, townhomes, and single-family homes, as well as homes for the first-time homebuyer up to the luxury waterfront homes. The community offers many amenities, to include a Beach Club in Ocean City, MD, numerous indoor and outdoor pools, a Yacht Club, marinas, a golf course, sports courts, tot lots, nature trails, and a farmers market in season. Ocean Pines is unique in the way that it structures it’s community fees. All homeowners have a flat HOA fee that covers the general community upkeep, trash, road maintenance, leaf removal, snow removal, and more, and condo owners may also have an additional condo fee for the maintenance of their condo building and insurances. For use of the amenities, Ocean Pines offers an “a-la-carte” payment option, where homeowners can pick and choose which amenities they would like to enjoy, and leave those that they won’t use. For instance, you can pay to join the Aquatics Membership and enjoy all of the community pools, but not partake in the Golf Membership. This helps to keep the fees economical for it’s residents while giving them everything they could hope for in an amenity package. Bay Colony is an beautiful community located on the Indian River Bay that boasts custom-built homes on spacious manicured lots. The community offers a private bay-front beach, a clubhouse that can host private parties and events, an outdoor pool and hot tub with a sundeck, tennis courts, and a private community marina with boat slips available for sale or rent. The homes in the community range from smaller one-level homes to larger two story homes, and you can find homes on private cul-de-sac lots or homes located on the open bay. The HOA fee of the community is known for being quite low, making it very appealing to buyers. Located in Dagsboro, DE, Bay Colony is tucked away in a quiet area just across the street from the Cripple Creek Country Club and golf course, and is located just 7 miles from the beach and boardwalk of Bethany Beach. While short term rentals are not allowed in the community, it is a fantastic place to call home or to enjoy as your seasonal beach retreat.

Bear Trap Dunes, DE

Bear Trap Dunes is a popular community located in Ocean View, Delaware just 3 miles to the beach and boardwalk of Bethany Beach. It’s a very diverse community, offering condos, townhomes, and single-family homes, most with nice views of a pond, golf course, or green space. Bear Trap Dunes boasts a large amenities package, to include an indoor pool, outdoor pools, a clubhouse with a state-of-the-art fitness center, a 27-hole golf course, tennis courts, basketball courts, volleyball courts, tot-lots, and a beach shuttle to take you to the beaches of Bethany Beach. The community is also the home of The Den Bar & Grill. In season the community is full of activity, from golfers at play to residents walking their dogs and families enjoying the pools. Properties at Bear Trap Dunes make for exceptional rental properties, the ideal second home, and it is popular among locals as a primary residence.

The Island at Hidden Harbour, MD

Cross over the bridge at the end of 125th St in Ocean City, MD, and enter into The Island at Hidden Harbour. This exclusive community of waterfront condos boasts a private setting hidden at the end of 125th St with two community pools, a tennis court, a beach volleyball court, tot lots, grilling spots, and a community pier. The very healthy Home Owners Association takes exceptional care of the community and the upkeep of the buildings. The community is comprised of two-bedroom and three-bedroom condos, all of which are waterfront, with some units located on the canal and others located on the bay-front overlooking the Assawoman Bay. Some unit owners also own a deeded boat slip in the community pier, allowing them to walk from their units to their boats to enjoy a day on the water. The Island at Hidden Harbour has an exceptional location within easy walking distance to North Side Park, which is the host of the Fourth of July firework display in the summer and The Winterfest of Lights during the holiday season. Bayfront unit owners enjoy a front-row seat to the firework display, as well as some of the most spectacular sunsets. Properties don’t come on the market often in this community as owners enjoy keeping them for quite some time.

Cape Isle of Wight, MD

For the boating enthusiast, Cape Isles of Wight is a dream location.
